The lease term for the premises could be 12 months or more.
No pets allowed.
The LESSEE must not and will not allow anyone to smoke tobacco, cannabis, or any other substance inside the premises, in the common areas, or on the property.
No short-term sublease, such as Airbnb, will be considered, and any attempt will constitute a breach of the lease.
Proof of civil liability insurance ($2M) and confirmation from Hydro-Québec are required before possession.
The lease is conditional on a credit report verification and consent to check payment habits, as well as references if necessary (at the LESSEE's expense), to the satisfaction of the owner.
The LESSEE is not permitted to sublease or transfer the lease without written permission from the owner.
The LESSEE agrees to provide post-dated checks or electronic transfers for the entire lease term.
The units must be delivered clean and ready at the time of occupancy, and must be returned in the same condition at the end of the lease. At the end of the lease, the LESSEE must return the premises and all inclusions to the LESSOR in the same condition as at the start of the lease, except for normal wear and tear. Any major damage must be repaired at the LESSEE's expense before leaving the premises.
The LESSEE is responsible for any damage caused to the premises and must remedy such damage immediately in a professional manner.
If, at the end of the lease term, the lease is not renewed, the LESSEE MUST honor all visit requests for any potential new LESSEE, with 48 hours' notice. The same applies to visits by potential buyers if the property is listed for sale during the lease term.
The LESSEE will also be responsible for any fees related to the loss of a key.
The LESSOR reserves the right to inspect the premises with 48 hours' notice, and the LESSEE must allow such access.
The LESSEE must behave responsibly and must not disturb the peaceful enjoyment of other nearby residents.
