LANDLORD'S RIGHTS AND OBLIGATIONS (Current tenant / LEASE TRANSFER):
The current rent is $1985/month, and the current tenant will reimburse the rent difference.
The landlord (COGIR / Humaniti Residential Rental s.c.c.) may increase the rent annually according to the specifications of the Rental Board.
The landlord (COGIR / Humaniti Residential Rental s.c.c.) is authorized to show the property to potential tenants three (3) months before the end of the lease, during regular visiting hours.
BEFORE SIGNING THE LEASE, THE TENANT MUST PROVIDE:
A credit check conducted by a recognized and landlord-approved company, at the tenant's expense.
Liability and personal belongings insurance (minimum $2,000,000 coverage).
The first month's rent (deposit).
It is understood that this offer is for a LEASE TRANSFER ending on January 31 2026. The landlord (COGIR / Humaniti Residential Rental s.c.c.) prefers a twelve (12) month lease or longer and reserves the right to change the conditions for any period exceeding the lease transfer.
The landlord (COGIR / Humaniti Residential Rental s.c.c.) has the right to accept or refuse the new tenant. They will not unreasonably withhold consent for a tenant with good credit and references.
