How Many House Visits Before Finding the Ideal Home? What Every Buyer Should Know

This week, I took my clients to visit a property for the first time. And lo and behold, they fell in love on the spot! What made this situation even more interesting is that these clients were actually my former tenants. They hadn’t even started the mortgage pre-qualification process yet; we were still in the exploratory phase.

I could see immediately that the property met their family's needs. After the visit, I asked THE question: "I imagine many thoughts are racing through your minds right now, but one major concern you might have is: 'It’s the first house we’ve seen; how do you feel about that?'"

Afterward, I sent them recent sales data, shared market statistics, and discussed the current market as well as future trends for 2025. The result? After just one visit, we’re in the process of making an offer.

So, How Many Visits Should You Expect to Make?

As a buyer, the big question is: how many houses should you visit before finding the one that’s right for you? For real estate agents, this is also a topic worth considering. I’m curious to hear your thoughts, but let’s first look at what the statistics say.

The Statistics: On Average, 8 Visits Before Finding the Ideal Home

According to a recent study conducted in Canada, buyers typically visit an average of 8 homes before making an offer on the right property. However, this number can vary significantly based on several key factors:

  1. The Buyer’s Motivation: On a scale of 1 to 10, how urgent is your need or desire to move?

    • Is there an event pushing you to relocate (new job, family expansion)?
    • Are there deadlines you need to meet (lease expiration, selling your current home)?
  2. Financial Capability:

    • Are you already pre-qualified for a mortgage?
    • Have you properly educated yourself about the market to understand what you can afford?
    • Do you need to sell a property before you can buy your next one?
    • Is your down payment readily available or still in question?
    • If you need to sell first, is your asking price realistic based on the current market?
    • Are you and your partner on the same page regarding your expectations and priorities?
