Lease Terms:
-The lease term can be 12 months or longer.
-No pets are allowed.
-The TENANT must not and shall not permit anyone to smoke tobacco, marijuana, or any other substance inside the premises, common areas, or the property.
-No Airbnb or similar short-term subletting will be tolerated and will be considered a breach of the lease.
-Proof of liability insurance ($2M) and confirmation of Hydro-Québec before taking possession.
Subject to credit check and consent to verify payment habits, references if necessary (at the -TENANT's expense) to the satisfaction of the landlord.
-The TENANT is not allowed to sublet or transfer the lease without the landlord's written consent.
-The TENANT agrees to provide post-dated checks or electronic transfers for the entire lease term.
-The units must be delivered clean and ready for occupancy and must be returned in the same condition at the end of the lease, except for normal wear and tear. Any major damage will be repaired at the TENANT's expense before vacating the premises.
-The TENANT is responsible for any damage caused to the premises and must address it immediately in a professional manner.
-If, at the end of the lease, it is not renewed, the TENANT MUST honor all requests for visits from any potential new TENANT, with 48 hours' notice. The same applies for visits from potential buyers if the property is put up for sale during the lease term.
-The TENANT will also be responsible for paying the fees related to the loss of any keys.
-The LANDLORD reserves the right to inspect the premises with 48 hours' notice, and the TENANT must allow such access.
-All moving fees (entry and exit) charged by the condo administration will be the responsibility of the TENANT (if applicable).
-The TENANT must behave as a good owner and not disturb the peaceful enjoyment of other nearby residents.
